# How to Price Your Home Using Comparable Sales
Pricing a home correctly is the single most critical decision you will make when entering the North Texas real estate market. During my years in the Marine Corps, mission success always started with accurate intelligence, and in real estate, comparable sales provide that exact intelligence. If you set your list price based on emotion or rumors from across town, you risk stalling your sale before it even begins.

A comparable sale, often called a comp, is a recently sold home that matches your property in size, age, location, and condition. Appraisers, lenders, and buyers use comps to establish fair market value. Here is how to evaluate comps like a professional so you can price your home with confidence.

## What Makes a True Comparable Sale?

Not every home sold in your zip code qualifies as a comp. To get an accurate valuation in Burleson or anywhere in the DFW Metroplex, you need to filter sales using specific parameters.

### Proximity and Location
Location matters down to the specific subdivision. A home sold inside your neighborhood carries far more weight than one located across a major thoroughfare or in a different school district. In suburban DFW, buyer demand can shift significantly between adjacent subdivisions due to HOA rules, school boundaries, or tax districts.

### Recent Sale Date
Real estate markets change quickly. Comps should ideally come from sales completed within the last 90 to 180 days. Older sales do not reflect current interest rates, buyer inventory, or seasonal demand shifts.

### Upgrades and Condition
If a comparable home sold with a fully renovated kitchen and your kitchen features original builder-grade finishes, your home's target price must adjust downward. Conversely, if your home features a newly replaced roof, updated HVAC system, or custom flooring, you can adjust upward relative to unimproved properties.

### Outdoor Living and Amenities
In Texas, covered patios, workshop outbuildings, and lot orientation impact value. If a comp sits on a tight lot backing into a busy street while your property sits on a half-acre lot with mature trees, buyers will pay a premium for your position.

## Active Listings vs. Pending Sales vs. Closed Sales

Understanding the status of nearby homes is crucial when analyzing the competition.

- **Closed Sales:** These represent actual historical market value. Banks and appraisers rely heavily on closed transactions.
- **Pending Sales:** These indicate where the market is moving right now. While you cannot see the final agreed price until closing, pending status proves buyer demand at or near the listing price.
- **Active Listings:** These represent your current competition, not completed value. Asking prices reflect seller hope, not guaranteed market reality.

## The Danger of Picking the Wrong Comps

Sellers often fall into the trap of selecting the highest sale in their zip code and assuming their home deserves the same tag. This confirmation bias usually leads to overpricing, prolonged days on market, and eventual price cuts that yield a lower net return than a correct initial price would have produced.
