The VA Home Loan Guide for DFW Veterans: Everything You Need to Know Before You Buy

Most veterans I talk to have two things in common: they know they have a VA home loan benefit, and they don't fully understand how it works. That gap between knowing and understanding costs veterans money, time, and opportunities every single day in the DFW market.

I'm writing this guide to close that gap.

Not with jargon. Not with sales pitches. Just clear, practical information from a retired Marine who helps veterans buy homes in Burleson, Fort Worth, and across the Metroplex. Let's break it down.

What Is a VA Home Loan?

A VA home loan is a mortgage benefit backed by the Department of Veterans Affairs. It's available to active-duty service members, veterans, and eligible surviving spouses. The VA doesn't lend the money directly. They guarantee a portion of the loan through a private lender, which reduces the lender's risk and gives you better terms than you'd get with a conventional mortgage.

Translation: the government tells the lender "we've got your back on this one," and the lender passes the savings on to you.

Who Qualifies for a VA Loan?

Eligibility depends on your service record. Here's the general framework:

  • Active duty veterans who served a minimum period (typically 90 days of continuous service during wartime or 181 days during peacetime)
  • Current active-duty service members who meet the service requirement
  • National Guard and Reserve members with at least six years of service
  • Surviving spouses of veterans who died in service or as a result of a service-connected disability

You'll need a Certificate of Eligibility (COE) from the VA to prove you qualify. Your lender can usually pull this for you, or you can request it through the VA's eBenefits portal.

What Makes the VA Loan Different?

This is where most veterans get confused. They hear "VA loan" and assume it's just another mortgage with a military discount. It's not. The VA loan has structural advantages that conventional loans simply don't offer.

Zero Down Payment

This is the big one. The VA loan allows you to finance 100% of the home's value with no down payment. On a $400,000 home in Burleson, that's $80,000 you don't have to bring to the table compared to a conventional loan requiring 20% down.

You read that right. Zero. Not "low down." Zero.

No Private Mortgage Insurance (PMI)

Conventional loans with less than 20% down require PMI, which typically adds $100-$300 to your monthly payment. VA loans don't. The VA's guarantee replaces PMI, so that money stays in your pocket every month.

Competitive Interest Rates

VA loans consistently offer lower interest rates than conventional loans. The VA's backing reduces the lender's risk, and that reduced risk translates into better terms for you. Even a half-percent difference on your rate can save you tens of thousands over the life of the loan.

The VA Funding Fee

Here's the piece most people forget to mention. VA loans require a funding fee, which is a one-time cost that helps fund the VA loan program. The fee varies based on your down payment and whether you've used the benefit before. It can be rolled into the loan, so you don't pay it out of pocket at closing.

If you receive VA disability compensation, you may be exempt from the funding fee entirely. That's a conversation worth having with your lender.

Can You Buy a Multi-Unit Property With a VA Loan?

Yes. This is one of the most underused strategies in the VA loan program.

The VA loan allows you to purchase a property with up to four units, as long as you live in one of them. That means you can buy a duplex, triplex, or fourplex, live in one unit, and rent the others. Your tenants' rent helps cover your mortgage. You build equity on someone else's money.

This is called house hacking, and it's a wealth-building strategy that real estate investors have used for decades. The VA loan makes it more accessible because you don't need the 20-25% down payment that conventional investors need for multi-unit properties.

After living in the property for at least 12 months, you can use your remaining VA entitlement to buy another property and repeat the process.

What About VA Loan Limits?

The VA loan limit refers to the maximum amount the VA will guarantee without a down payment. These limits are based on the Federal Housing Finance Agency's conforming loan limits and can change annually.

In most DFW-area counties, the full VA guaranty covers loans up to the conforming limit. Above that amount, you may need a down payment to cover the difference, but the loan is still possible.

The key point: VA loan limits don't mean you can't buy a more expensive home. They mean the VA's zero-down guaranty has a ceiling. Above that ceiling, you bring cash to make up the difference.

Your lender can run the exact numbers for your entitlement and the price range you're targeting.

Common Myths About VA Loans

Let me address the ones I hear every week.

"VA loans take forever to close."

They don't. A VA loan closes in the same timeframe as a conventional loan - typically 30 to 45 days. The process is the same: appraisal, underwriting, closing. The VA appraisal has specific requirements, but a good lender and a clean property keep things moving.

"Sellers won't accept VA offers."

Some sellers have heard that VA loans are harder to close and steer clear of them. This is usually based on outdated information or a bad experience with one deal. The reality: a VA offer with a pre-approved buyer and a competent lender is just as strong as any conventional offer. I've helped veterans win competitive offers in DFW. It comes down to how the offer is presented.

"You can only use the VA loan once."

False. You can use your VA loan benefit multiple times. As long as you have remaining entitlement and meet occupancy requirements, you can use the benefit again. Veterans who sell their home and pay off the VA loan can restore their entitlement and use it again.

"VA loans are only for cheap homes."

Absolutely not. The VA loan works for homes at every price point in DFW. From a $250,000 starter home in Burleson to a $800,000 property in Southlake, if you qualify and the numbers work, the loan works.

The DFW Advantage for VA Buyers

The Dallas-Fort Worth metroplex is one of the strongest markets in the country for VA buyers right now. Here's why:

  • No state income tax in Texas means more of your paycheck goes toward your mortgage, not the government
  • Strong job market with major employers across defense, healthcare, tech, and logistics
  • Military presence including NAS JRB Fort Worth, which means the area has lenders and real estate professionals who understand VA loans
  • Affordable housing relative to other major metros, so your VA benefit goes further here than in Austin, Denver, or San Diego
  • Growing communities in Burleson, Joshua, Crowley, Mansfield, and surrounding areas with new construction and established neighborhoods

Your Next Step
